How These Tims Ford Lake Realtors Began Their Career

Before they were Tims Ford Lake real estate agents, Tim and Laci both had their own careers.  Laci was the office manager for a physician's office while Tim ran a local business franchise.  They lived in Murfreesboro.  Though dreamed of some day being able to work together.

Long days in the office or on the road led to the desire to make a change.  They began to make plans to build a family fun center in the Murfreesboro area.  But challenges with both increasing prices for land and zoning issues eventually prevented the dream from becoming a reality.

Friends nudged them to consider real estate -- an opportunity to work together, and help others out was in their blood.  They sold their home in Murfreesboro, bought a home on Tims Ford Lake, and became Team Crabtree.   Working together, helping new customers find their dream home, or sell their home.

Throughout our conversation, they joked together, laughed, and smiled.  You could tell that they truly love what they do.

I was curious what Tims and Laci believed were the most important aspects of a  successful real estate agent on Tims Ford Lake.

They broke it down into a few areas.... communication, market knowledge, and client protection.

• Communication -- you know enough about the process so that you're always one step ahead, helping guide the client.  Its their job to be thinking about everything and acting as the client's guide.  Also, once you go into the contract, they are still at your side throughout the whole process ... and always available to help.
  
  
  
• Client Protection -- Helping with home diligence, inspections.  Helping to be sure you are protected legally as you go through the process.  Including legal terms and contract text.
  
  
  
• Market Knowledge -- Living in an area is helpful in knowing the uniqueness of the area.  But buying a home on a lake provides additional pieces that are important -- for example, how many steps to the dock, how busy will the area in front of the dock be during the summer, considerations of certain dock types, etc.  Also, there are no two lake homes that are the same -- this is different from homes in the city.
  
  
  
• Photos / Videos / Website -- When selling a home, they have professional photos and videos for all homes regarless of price.  Creating a professional image of the home.

Tims Ford Lake Real Estate Agent - New Friends

Tim and Laci's relationship continues with their new friends even after the home closes; they continue to engage and communicate periodically with their friends -- their clients.  In fact, they believe that they measure success after the fact when after they sell a home when their clients invite them over for dinner or a barbecue.  

It was explained that once they work with you, you've made a new friend ... and I can see why.  Its not just the people that who are their clients, its everyone they engage with most likely becomes a new friend.  They're that type of folks.  

As I was sitting there chatting, a gentleman walked over with a big smile on his face saying hello.  He wasn't a client, but someone who Tim and Laci had met previously at the Coffee Shop.  They had become friends and chatted a bit.

Another example -- Tim and Laci signed up on TimsFord411.com for their real estate business.  I made a post on Facebook about our newest member.  The unsolicited comments included:

What Does Tims Ford Lake Real Estate Look Like?

I sampled a few different cities to see what the real estate situation is looking like -- both with home sales and median price.  If you read the news, it seems like homes are selling faster at higher prices -- but is that really true?

You can see from the below graph focusing on homes for sale in Winchester TN over the past three years, its been right around 25 per month more or less (with a few dips and valleys).  Of course the winter months tend to have fewer homes sold (and for sale).

For those same homes though, the median sales price has been on the increase (up about 15% from January 2022).  This isn't surprising as we've all heard about it and likely seen the increases.  Median is the middle price of all of those sold (compared to the average or mean price).  The value of looking at median is that it helps mitigate the impact of extremely high priced (and low priced) homes that really aren't representative of most that are sold.

For those same homes though, the median sales price has been decreased (down about 14% from January 2022).  It may be both inventory and interest rates which are affecting the pricing as well as change in impact from covid. Median is the middle price of all of those sold (compared to the average or mean price).  The value of looking at median is that it helps mitigate the impact of extremely high priced (and low priced) homes that really aren't representative of most that are sold.

Tims Ford Lake Real Estate Agent and Homes

Tims Ford Lake Real Estate Agent and the homes they are trying to sell have taken an interesting path -- generally there is higher demand and lower inventory.  Also, some homes may need more work than others which may impact pricing.  According to Team Crabtree, Tims Ford Lake Real Estate Agents, 2022 ended with 49 homes sold vs 63 in 2021 ( a decrease in homes sold) with the average sale price in 2022 being about $1.1M vs $850k in 2021.  Time on market was pretty fast at 21 days.

As of January 2023 there are 19 lake homes on the market vs 10 in January 2022.

Our planned 1 hour chat ended up being  2 1/2 hours before I knew it -- and a bunch of laughs along the engaging conversation.  When time flies you know you're having fun.

I hoped to learn more about real estate in the Tims Ford Lake area but what I found was a true gem of a team -- people who were more friend-like than "its all business".  My new friends.
